Sustainability declaration

A sustainability declaration is a compulsory checklist that must be completed by the seller (vendor) when selling a house, townhouse or unit … that is, class 1 and 2 buildings. It will be required as part of the sale from 1 January 2010.

Properties that have a greater number of sustainability features can have lower operating costs and be more energy and water efficient. They use less energy for heating and cooling, generate fewer greenhouse gas emissions, use less water—and best of all, are more comfortable to live in.

Sustainability features such as access and safety also mean that the property will be suitable for owners during their various life stages and will reduce the need for costly future upgrades.

The checklist will identify the property’s environmental and social sustainability features in four key areas:

  • energy
  • water
  • safety
  • access

For those homeowners who have already taken steps to improve the sustainability of their property, this means that the environmental, social and financial benefits of those features can be recognised when the property is on the market.

The declaration is designed to be completed by the property owner or a delegated individual. If an owner is unable to complete the form, they can seek help from another person to complete it on their behalf as long as the owner signs it. Where an owner cannot sign the form, a person authorised under a power of attorney or other statutory power may sign the form.

    From this date, Queensland Sustainability Declarations are a mandatory requirement for all homes being sold and must be displayed in open house inspections and be provided to prospective sellers. These declarations cover the energy and water efficiency of homes, as well as accessibility and safety issues.

    “Maybe if you built your house yourself in the last 3 months you’d be sure of the answers to all of the questions included in the report” says Darren Perris, Director of new business Queensland Sustainability Declarations, “but most people would have no idea of the answers to many questions for houses that are 5, 10, 20 or more years old”

    Concerned by this and drawing on experience from his team having carried out thousands of building inspections in the last 20 years, Darren has started a new business to provide the lowest possible cost service to give home sellers peace of mind when it comes to completing this new mandatory sustainability declaration..

    “Getting it wrong can potentially be expensive” explains Darren “home owners can be fined up to $2,000 for misleading information, and if the Real Estate Agent does the work, they can risk fines of up to $10,000.

    The answer is to get an inspection completed for you by professionals.

    Do you believe the housing crisis is over and we have entered a post boom realty current market? I consider the economy needs to fully recover prior to we have enough folks confident enought to purchase new homes.
